Working closely with local communities we create attractive places to live with facilities and spaces that enable healthier lifestyles and a strong sense of community spirit.
In 2022 our contribution to society included £267m in contributions committed to local communities, which will be used for provision of schools, community centres, medical centres, sports facilities, footpaths, cycleways and public green spaces. We also delivered 1203 affordable homes in 2022 across our developments with a value of £193m.
Our Placemaking Design Principles ensure sustainable transport provision is considered when procuring land. This enables our customers to benefit from multiple methods of Sustainable transport. We encourage cycling as a green travel option and have an extensive route of cycle paths across our developments. The majority of our homes include garages, to ensure bicycles can be stored safely and securely. As well as this, 92% of our developments are within 500m of a public transport point - either existing or provided by Redrow. We aim to reduce car dependency, and currently 5% of our large developments (with more than 100 homes) have a car club. 47% of our developments have other initiatives in place to reduce car dependency. At our Granary and Lancaster Mews developments in Clifton we have teamed up with Enterprise, a vehicle rental company, to provide residents with two years' free membership to their car club and are also giving them £50 driving credit to get them started. For ease of access, an Enterprise car will be parked at The Granary for Redrow home owners and other locals to use.
Redrow, Arriva and Henley Camland have partnered to create a new, on-demand mini bus service to access the Ebbsfleet Garden Village development in Kent. The innovative mode of transport is being offered to members of the community, including residents and visitors to the development and the surrounding area. The fully accessible mini-bus service works in a similar way to an on-demand taxi such as Uber. It is easy to use, with passengers ordering rides and selecting their pick up and drop off locations through the ‘ArrivaClick’ app. The introduction of a local mini-bus service reduces the need for private car ownership in the local area, helping to reduce carbon emissions generated through transport. Since it's launch in 2020, Arriva has described the take-up of the ArrivaClick bus service as “very good” with 500 rides in one week commencing 26 April 2021.
Redrow are a member of the Town and Country Planning Association (TCPA) and support its aspirations to promote sustainable development. We worked alongside them providing support in the development of a guidance document which outlines how to create health-promoting environments.
Redrow contributed £1.2 million towards the construction of the Raymond Fenton Community Centre, South Cerney, which is a hub for village interaction providing community space including a café, meeting room Wi-Fi and a hall.
Residents can also participate in the Edible Ebbsfleet initiative - a series of small scale food growing initiatives in public spaces which offers free access to fruit, vegetables and herbs, encouraging passers-by to pick, share, take home and cook.
Investing in the new communities we build, starts at the planning stage. By listening to existing local residents and understanding their needs we can deliver long term social and economic impact. We invest in the local economy by creating jobs and training opportunities; working with local subcontractors and suppliers and providing new homes and accessible spaces.
We donate our time and expertise through volunteering and supporting local charities, community groups and engaging with schools and colleges. Being a good neighbour whilst minimising the impact our activities has on the environment is important to us. We are members of the Considerate Constructors Scheme, are focussed on the protection of our natural resources and green space with the aim of providing sustainable, connected and thriving communities. The table below illustrates some of the economic, social and environmental value we have created in FY22.
We build communities that are integrated and accessible to local people. This can include a mix of different housing types and tenures, including low-cost home ownership options. We work with local authorities to identify the right mix of affordable housing for local people. We carefully integrate these homes into our new communities alongside the homes we develop to be sold. We do this in the same way as we do for our open-market housing. We focus on ‘kerb appeal’, use the same materials and ensure the homes have high quality internal space and specifications that meet the needs of those who are going to call them home. This means our affordable homes add to the rich variety of our Heritage collection and blend in with the rest of the development. This is done in collaboration with our local partner Registered Providers and together we meet the needs of their residents.
